The Texas Title Commitment

calender icon October 14, 2026

A title commitment contains information that matters to your real estate transaction, from the names of the parties to issues that need to be resolved before closing. Understanding its structure gives you a clearer place to start when reviewing it.

A Texas title commitment is a commitment to issue title insurance. It is divided into four parts, called Schedules A, B, C, and D. Each schedule serves a different purpose. Ticor Title’s Texas team can help you understand the title information associated with your transaction and discuss questions about the commitment.

Schedule A explains the transaction details

  • Schedule A contains the key details about the real estate transaction. Besides important information like the effective date and record locators, including the file and commitment numbers, it includes the parties involved, land described, and coverage offered.
  • This is the section that connects the commitment to the specific transaction. The parties, property description, and proposed coverage are important parts of that connection.
  • A comparison of Schedule A with the sales contract can reveal discrepancies in the transaction information. Ticor Title’s Texas team is available for questions about the details listed in the commitment.

Schedule B identifies exceptions from coverage

  • Schedule B notifies the buyer of exceptions from coverage. These are items that will not be covered by the title policy. It identifies existing interests in or restrictions on the property.
  • Reviewing Schedule B is part of understanding what the proposed policy will and will not cover. The commitment identifies the proposed coverage and the exceptions associated with it.
  • The title team handling the transaction can provide information about items in this schedule. The exception language is part of the coverage information specific to that property.

Schedule C lists requirements to resolve

  • Schedule C lists issues that must be resolved before closing. If a requirement is not met, it will appear as an exception from coverage in the title policy.
  • A common issue listed here is an existing mortgage that needs to be paid off. Evidence of a payoff and release is needed to clear this item. If the evidence is not obtained and a release is not recorded, the lender could foreclose on the property. Each clearance item relates to the requirements for the proposed coverage.
  • This schedule helps explain why the title team may request additional information or documentation before closing. An item that needs to be cleared may require action from one or more participants in the transaction.

Schedule D explains estimated costs and disclosures

  • Schedule D discloses the estimated cost for the title insurance coverage being offered. It breaks down the cost of the Owner’s Policy, Loan Policy, endorsements, and other charges.
  • It also discloses information about the title insurance company and its issuing title agent, including leadership and ownership. The schedule states the amount of estimated premium retained by each and any premium splits paid to other title license holders or attorneys.
  • Together, these disclosures provide a different type of information from the transaction details, exceptions, and requirements found in Schedules A, B, and C.

Review your commitment with your Texas title team

The four schedules work together: Schedule A describes the transaction, Schedule B identifies exceptions, Schedule C lists requirements to resolve, and Schedule D provides estimated costs and disclosures.
